A new Lounge bar and restaurant has seen its opening date pushed back to early summer.
Further work is needed before the new Marinero Lounge can open in the former Burton Son and Sanders on the Ipswich Waterfront.
In November last year, a proposal was tabled to convert the derelict building into a lounge bar and restaurant.
These plans were approved in March this year, with a hopeful opening date of October.
In August, work started on the site to transform it into the bar, as construction began and workers were seen on site.
Jon Birtles, senior acquisitions and property manager for Loungers, said: "We have acquired a long lease on a property on Ipswich Marina from Ipswich Borough Council and have appointed a contractor who are currently onsite undertaking significant restoration works to the property.
"We anticipate these works being completed in spring next year which will then enable our in-house teams to commence the internal fit out of the premises.
"We’re hoping Marinero Lounge will then open in early summer 2025.
"We are excited to be leading this regeneration project on Ipswich Marina and look forward to this heritage asset being brought back into use again."
Once completed, the new Lounge will be open all day and every day for breakfast, brunch, lunch, dinner and drinks.
Loungers UK Limited already operates more than 230 sites across the country through two brands, The Lounges and The Cosy Club.
In December, Ipswich Borough Council leader, Neil MacDonald said that the bar would be a great inclusion to St Peter's Wharf and a nice way to bring the historic Burtons building back into use.
