A local housebuilder is launching an exclusive development of four luxury homes just a stone’s throw from Ipswich Golf Club.
Developed by Ipswich-based Nicholas Construction, Pinetrees sits on Purdis Farm Lane on the outskirts of Ipswich, and comprises just four energy efficient, three-bedroom properties in a secluded setting that is still conveniently close to amenities.
Nick Golding, director of Nicholas Construction, said that the Pinetrees development has been a long time in planning, but now that the site is near completion, the team are confident that they have created a set of luxurious homes that blend seamlessly into the local area.
“We've managed to make the design of the units really in-keeping with what's around them, and I think that's gone down well – we’ve had some really encouraging feedback,” he said.
The bespoke homes, designed by award-winning architects Hoopers of Ipswich, are finished to a high standard, with open-plan living spaces, underfloor heating to the ground floor, luxury vinyl tile flooring, oak doors, Velux windows and integrated appliances.
The properties also have good green credentials, with approximately 10 solar panels per unit, air-source heat pumps, and EV charging points in cart lodge garages – allowing for easy, low-cost living throughout the year.
There is even the potential for buyers to have their say on some of the finishes, subject to early reservation.
“Although there’s no age restriction on the homes at all, they do suit people who are maybe looking at early retirement,” said Nick. “There is flexible living space with three en-suite bedrooms, but one of them is downstairs, so it could be used as a reception room initially.”
The properties’ ground floors include an entrance hall, open-plan lounge/kitchen/diner with bi-fold door to the garden and a feature gable window, plus a utility, WC and the ground-floor bedroom with en suite.
The contemporary kitchens by local company Touchwood include quartz stone worktops, a built-in electric double oven, fitted chimney extractor hood and a fully integrated fridge, freezer and dishwasher.
Bedrooms two and three, also with their own en suites, are located off the first-floor landing.
All of the bathrooms are fitted with white sanitary-ware and chrome taps, shower fittings and towel rails.
Externally, the properties benefit from off-road parking in the cart lodges, and a lock-up store. There are landscaped front gardens on all units and to the rear are south-eastly facing suntrap gardens.
Purdis Farm Lane is a private road with landscaped surroundings. It is within easy reach of the shops and restaurants at Warren Heath and is an ideal spot for keen golfers, as it’s just a five-minute drive to Ipswich Golf Club.
Nick also explained that the development provides a good location for those looking to spend time exploring the area outside of Ipswich.
“It's really easy access out to Woodbridge, Felixstowe and the heritage coast,” he said. “And it’s not too far to shoot from there up to the likes of Framingham and on to Aldeburgh, Thorpeness and Southwold. So it's really convenient for anyone who wants a nice lifestyle outside of town.”
The first property at Pinetrees is finished now and available to view, with the three other units to follow soon – all with a guide price from £625,000.
