The adjoining four-storey properties at 32 and 34 St Peter's Street will be auctioned with a minimum freehold guide price of £240k.
One property is fully vacant following the relocation of Keystone Estate Agents while the other is let to a tenant - Crafty Baba - and nets £11,500 a year increasing to £12k in 2025.
The two properties have a lower ground, ground and two upper floors and lie close to Ipswich Waterfront. Number 32 totals 1230sq ft while number 34 is 1112sq ft.
St Peter's and St Nicholas Street which adjoin connects the town centre with the popular Waterfront area and have attracted specialist retailers with local bars and restaurants.

Estate agents Clarke and Simpson say they may have potential for future residential conversion - subject to necessary permissions from Ipswich Borough Council.
Agent Richard Bertram said: "I consider these properties will appeal to many owner occupiers, developers and investors, being part-vacant and part-tenanted.
"The combined buildings may also suit future lateral conversion to create two self-contained flats on the upper floors - subject to obtaining possession and all necessary planning permissions."
The property is offered for sale by timed auction at a guide price of £240,000 on August 1.
