A former menswear shop in a seaside town is available to rent for £27,500pa after the building was renovated.

For decades, the premises at the bottom of Hamilton Road and top of Bent Hill in Felixstowe was home to retailer Coes until the clothes store moved to a new location in the centre of Hamilton Road.

Since then, a property developer, who does not wish to be named, has changed the use of the property after receiving planning permission from East Suffolk Council.

The ground floor is now being marketed through estate agent Fenn Wright and is available for a number of potential uses, including retail, a café or restaurant or as a base for financial or professional services.

The developer has also created two flats in the two floors above the ground floor, which are being advertised for rent through estate agent Wainwrights for £1,300pcm.

In the advert, Fenn Wright said: "The property comprises a newly constructed ground floor retail unit with glazed frontages to both Hamilton Road and Hamilton Gardens.

"The premises benefit from three street entrances, with further rear pedestrian access.

"The interior provides for a raised rear area which is suited to the installation of toilet facilities and other ancillary accommodation. Internal access is also provided to an extensive basement."

In 2020, this newspaper reported on plans to create The Seaview Deli & Café in the ground floor.

At the time, the developer said he was excited about the project and was hoping everything would go smoothly so that the ground floor could open for business before the end of the summer.
