A 114-home development which will make up part of the proposed Ipswich Garden Suburb will go before planners next week.

The homes are part of the Crest Nicholson development off Henley Road.

The reserved matters application sets out the appearance, layout, landscaping and scale for the homes.

It is part of the larger Henley Gate development which comprises 1,100 homes, a community centre, sports facilities, a country park, and a primary school.

There are also plans for a pedestrian bridge to go over the railway tracks, the opening of which has been delayed to March next year.

The project was first granted permission in 2020.

Ipswich Borough Council's planning committee will meet on Wednesday to discuss phase 3b of this development, which relates to a 5.12-hectare stretch of land east of Henley Road.

Out of the 114 homes to be discussed next week, 13 would be affordable, ranging from two to three bedrooms. 

The majority of new homes will be two-storey high, while three-storey homes will consist of commercial use on the ground floor and apartments above.

In April the council discussed an application for 96 homes, which was phase 3a of the project. 

Many councillors agreed with the objection by the county council's school planning manager, who said that the play area would have shadows during a large part of the day. 

This objection split the vote amongst the members of the committee, meaning chairman councillor Peter Gardiner had the deciding vote, opting in favour of the application. 

In a pre-meeting report, the officers said that this application presents no adverse effects of overshadowing. 

However, plans still have objections placed by the Westerfield Parish Council who are concerned about the increased traffic on their roads due to the plans. 

Overall, the officers still recommend that this planning application be accepted by the council.

Ipswich Borough Council will discuss the plans on Wednesday, June 26.
