A Suffolk seaside bed and breakfast hotel has won a prestigious award.
The Grafton Guest House in Felixstowe has won a VisitEngland ROSE Award for providing guests with "one of the warmest welcomes in the country".
This accolade celebrates the establishments where the owners, management and employees, irrespective of their star rating, style or type of accommodation, provide an outstanding experience for their customers.

The three-story Victorian property promises guests a "warm reception" on its website and is located just a few minutes walk from Felixstowe town centre.
With views over the beach, pastel-coloured beach huts and the iconic pier, this 4-star B&B is a going concern and a popular stop for Felixstowe visitors.
The property also boasts free parking, which is hard to come by along the Felixstowe beach front.
The Grafton Guest House is the only location in Suffolk to win the prestigious award.
A handful of properties in Norfolk and the surrounding area have also made the cut.
