Plans for 85 new homes have been approved by Ipswich Borough Council.
The properties will be built on the former Norsk Hudro site off Sandyhill Lane.
Outline permission for the dwellings was granted in October 2019, but permission was subject to reserved matters and an agreement relating to bus stop improvements, a 20mph zone order and an affordable housing review mechanism.
These conditions were discussed at a planning and development committee meeting next Wednesday - with approval for the project subsequently granted.
Prior to the application submitted by United Living, the former fertiliser factory site stood derelict for more than 30 years.
In 2022, the land was put up for sale by property experts Savills and Avison Young.
Thomas Higgins, from the development team at Savills in Suffolk, said prior to this decision: "The site represents a significant opportunity for residential development and enjoys an elevated position in a key area of Ipswich to the east of the town centre.
"It has been derelict for several years but there is now every chance to bring it back into use and provide much needed new homes."
