Plans for 20 new houses, six flats and a children's play area are set to be discussed by Ipswich Borough Council.
The proposals, which have been submitted by Handford Homes Ltd, would see the properties built in Hawke Road - where the Diesco garages used to be.
A 52-space car park would also be established alongside a children's play area.
The 26 homes would comprise of four one-bedroom and two two-bedroom flats as well as eight two-bedroom, eight three-bedroom and four four-bedroom houses.
The design and access statement showed the play area will have a 'toddler zone', a junior zone for young children, an active sport zone, a climbing area, and benches for seating.
All dwellings would be two-storey in scale and new vehicular access would be formed in both Holbrook and Hawke Road.
15% of the properties would be considered affordable housing, while 60% would consist of affordable rent.
The site is currently located within a green corrider, partly comprising of a public open space - including two equipped play areas, a mini basketball court, a five-a-side pitch or hockey pitch and a cleared site formerly occupied for industrial use.
The cleared area is already allocated for residential use, but only has the capacity for 15 dwellings.
As a result, borough council officers have stated: "Before any development on the existing basketball court or 5 a side pitch commences, the proposed public open space - believed to consist of 1,186 sq.m - shall be provided and made available to the public, with a schedule of works needing to be submitted and approved."
Application documents say: "The proposal would be acceptable having regard to the principles of redeveloping this site, particularly taking into account open space and the sites allocation.
"It would also represent a high standard of sustainable design with a high standard of amenity for residents."
The plans will be discussed at an Ipswich Borough Council planning and development meeting on Wednesday, March 8.
