Further plans are underway to create three new homes in Ipswich's Belvedere Road after an appeal overturned the council’s rejection.

In 2022, plans were submitted to Ipswich Borough Council suggesting that three new homes, each with three bedrooms, could be built on land at 42 Belvedere Road.

The council rejected these plans in November that year, just as it had refused a previous application in October 2021.

In 2022, several neighbours opposed the plans, several arguing that the road was already congested, and raising concerns at how an additional three homes would add to this.

The applicant appealed against this decision last September. In April, it was decided that permission would be given for proposal to go ahead. An inspector visited the site in February and wrote a report explaining their decision to overturn the council’s decision.

The inspector wrote: “Local residents have expressed other concerns including parking, traffic generation, highway safety, and reduced light and/or privacy for neighbouring occupiers.

“These matters were considered by the council at the application stage and did not form part of the reason for refusal.

“There is no compelling evidence before me that would lead me to come to a different conclusion to the council on these matters.”

The inspector wrote that they were “satisfied the proposal’s design would be appropriate in its context”, and would “knit” agreeably into the design and layout of the rest of the road.

Now, a further application has been submitted, giving an idea of what the site might look like once the homes are finished. 

Latest plans show that two homes would be located on land at the rear of number 42, while a third house would sit adjacent to the existing building.

This house, described as plot three, was the subject of this most recent application. 

The applicant now wishes for this property to have two bedrooms, rather than three. This is because the developer has had to reduce the size of the garden, meaning it is no longer meets the standard for a three-bedroom house.

Both these bedrooms would be located on the first floor, with one having its own ensuite bathroom.
